TMC Financing is an Oakland, California-based nonprofit lender that specializes in SBA 504 loans for owner-occupied commercial real estate. It says it is the #1 SBA 504 lender nationally, having secured $16 billion in SBA financing for 8,000 businesses with a 95% SBA approval rate.
It lends to small businesses in Arizona, California, Hawaii, Nevada and Oregon.
How it works
TMC finances 90% of an owner-occupied commercial property's value, so the borrower puts down only 10%. The loan is a 25-year fixed rate, fully amortized term, at a below-market rate, and no additional collateral is required beyond the property itself.
Funds can be used to purchase owner-occupied real estate, for construction or renovation, for refinancing, for equipment financing, for energy-efficiency projects, for special-purpose properties, and for hotel financing.
Who can apply
The business's tangible net worth cannot exceed $20 million, and its after-tax profit over the preceding two years cannot exceed $6.5 million; businesses can also qualify by meeting SBA employee-count size thresholds instead. The personal net worth of the business owner is not a factor.
For an existing property, the business must occupy at least 51% of the space within one year of loan funding; for newly constructed buildings, the minimum occupancy rises to 60%.
The business must be located in Arizona, California, Hawaii, Nevada or Oregon. TMC says most for-profit businesses are eligible for the SBA 504 program.
